Enigma 8 is a mixed-use development incorporating commercial office space, hotel accommodation, private medical suites, specialty retail shops, a supermarket and car parking that will surround the current Newmarket Hotel on the corner of North and West Terraces in Adelaide’s CBD.
Providing amenities to the hospital in the form of accommodation and a supermarket, and serving the developing university precinct adjacent, Enigma 8 is one of the pieces required to ensure the new health precinct vision is fulfilled. It bookends the city and will provide pedestrian links from the Health Precinct and Riverbank into the city becoming a beacon to the north-west corner of the city.
The scale and articulation of the built form indicates arrival to the north-west corner of the city. The sculpting of the tower responds to the adjacent heritage building and mitigates the impact of severe western solar heat gain.
A roof garden and terrace has been included in the design to capitalise on the project’s enviable location overlooking North Terrace towards Adelaide Oval, while a pedestrian underpass beneath North Terrace, incorporating mobility access, has been planned to connect with the NRAH and SAHMRI.
